Italian Housing Market Survey. Short-term Outlook - 2026 Q1

The Italian Housing Market Survey has been released for the first quarter of 2026.

In the first quarter of 2026, indications of an increase in house selling prices intensified across the country (Figure 1). The discount on asking prices and the average time on market decreased slightly compared with the previous quarter, reaching historically very low levels (Figure 2). However, sales brokered by estate agents recorded a larger year-on-year decline.

Demand for housing weakened compared with the previous quarter, while supply remains limited, with new sale listings still declining. Credit access conditions remain relaxed and continue to have a modest impact on delistings.

Rents are rising, though at a much slower pace than in previous quarters, with a more pronounced deceleration in urban areas.

Estate agent expectations for the next quarter point to a worsening in market conditions across all time horizons, with a sharper deterioration over longer horizons.
