Italian Housing Market Survey. Short-term Outlook - 2025 Q2

The Italian Housing Market Survey has been released for the second quarter of 2025.

According to the Italian Housing Market Survey of a sample of real estate agents conducted between 16 June and 16 July 2025, house prices continued to rise in the second quarter of this year, albeit more moderately than in the previous quarter. The average discount on asking prices and the time on market increased slightly, though they remain close to their historical lows since the survey's inception.

Housing demand remains strong, with agents reporting a small expansion in the number of potential buyers year on year; on the supply side, there was a decline in new sale listings. The gap between asking and bidding prices is still the main reason for cancelling sale listings. By contrast, difficulties in securing home mortgage loans continued to ease for the seventh consecutive quarter.

Real estate agents still reported growth in housing rents, though with signs of a slowdown, reflecting a slightly higher average discount on asking prices and more moderate rent increase expectations for the current quarter. Over half of respondents pointed to the large impact of short-term lets in their markets, with significant effects on both housing prices and availability.
