Italian Housing Market Survey. Short-term Outlook - 2026 Q2

In the second quarter of 2026, real estate agents reported a slowdown in the selling prices of houses (Figure 1). The discount on asking prices and the average time on market remain broadly stable and are at their lowest levels since the start of the survey (Figure 2). Sales brokered by estate agents dropped slightly year on year.
Demand for housing remained subdued and supply continued to decline. Credit access conditions remained relaxed and continued to have a modest impact on delistings.
Compared with the previous quarter, rents accelerated across most of the country except in the North-West, but decelerated year on year. Real estate agents' assessments of the outlook for the domestic property market point to a cautious improvement, especially over a two-year horizon.
