Italian Housing Market Survey. Short-term Outlook - 2022 Q1Statistics

According to the survey of 1,574 real estate agents, conducted from 5 April to 4 May 2022, the signs of upward pressures on house prices strengthened in the first quarter of 2022. The share of agents that sold at least one property in the first quarter continued to increase, climbing to a record high since the survey began in 2009. The number of new listings continued to fall, while both the average time on the market and the average discount on asking prices fell to the lowest levels recorded since the survey began. However, assessments of demand conditions turned more pessimistic; the outlook also worsened for agents' own markets and for the national market, for the current quarter and, more markedly, over a two-year horizon. Agents indicate that households' buying intentions are being negatively affected by the recent spike in energy prices and the invasion of Ukraine, making them more attentive not only to the selling prices of properties but also to their energy efficiency and general condition.
