Italian Housing Market Survey. Short-term Outlook - 2021 Q1Statistics

According to the Italian Housing Market Survey of 1,323 real estate agents carried out between 29 March and 30 April 2021, more than 60 per cent of agents report that prices are largely stable compared with the previous quarter; the share of agents signalling a decrease in prices has fallen but it remains slightly higher than 25 per cent. Assessments of demand conditions improved in non-urban areas while they remained unfavourable in cities; new listings continued to record negative growth in both areas. The time on market and the average discount on asking prices decreased slightly. Expectations improved, both for agents' own markets and for the national market, though they remain pessimistic overall for the current quarter, while they are more favourable over a two-year horizon. For the next three years, agents expect the type of property sought by potential buyers to be very different from that which was prevalent before the pandemic, with a higher demand for detached residential units and homes with outdoor spaces.
