Italian Housing Market Survey. Short-term Outlook - 2022 Q3

The Italian Housing Market Survey has been released for the third quarter of 2022.

The survey looks at current trends and short-term expectations for the residential real estate market and is conducted by the Bank of Italy together with Tecnoborsa and Agenzia delle Entrate.

According to the Italian Housing Market Survey of 1,463 real estate agents conducted between 21 September and 21 October 2022, signs of house price stability continued to prevail in the third quarter, but the balance between assessments of an increase or of a decrease in prices narrowed compared with the previous survey. Expectations of falling prices for the current quarter have become more widespread among agents. Selling times have lengthened slightly, remaining close to historical lows, and the average discount on the asking price increased a little. Agents reported worsening demand conditions: assessments of a decrease in the number of potential buyers outweigh those of an increase. Current and expected rents are reported to be rising. Expectations about the state of the housing market have deteriorated further, in reference to both the agents' own market and the national market. According to the majority of agents, consumer price inflation developments in the next twelve months will negatively affect housing demand and selling prices.
